    CasaModul is our own timber workshop in Tenerife. We design and build modular houses, glulam timber houses, gazebos, pergolas, carports and hospitality terraces. Not middlemen — makers. We control price, schedule and quality at every stage.

    We use Nordic pine and first-grade glued laminated timber from certified forests. Every structure is adapted to the island climate of the Canaries — humidity, wind and sun.

    Wall technology: warmth, quiet, durability

    CasaModul modular houses are built with sandwich panel technology: 12 mm OSB outside, 200 mm of insulation, 9 mm OSB inside. Total wall thickness — 200 mm. That gives excellent thermal and acoustic insulation, and resistance to Canarian humidity.

    Glulam timber houses use 100 mm Nordic pine walls. The timber is kiln-dried and treated at the factory, which removes shrinkage and warping. The façade can be left natural or clad to your taste.

    We manufacture in Tenerife and assemble across all the Canary Islands. Sea transport is quoted closed before you sign.

    What do CasaModul prefab houses cost?

    Our prefab laminated timber houses start at €1,400/m². The final price depends on size, finishes and customisation. Models range from 35 m² (€49,000) to 100 m² (€140,000), including workshop manufacturing and on-site assembly.

    How long does assembling a modular house take?

    On-site assembly takes four to six weeks depending on size and complexity. Workshop manufacturing takes 30-60 days. Total process: two to three months from order to turnkey handover.

    What kind of timber do you use?

    We use glued laminated timber (glulam) 100-200 mm thick. Certified, first-grade timber treated against moisture and termites. Ideal for the Canarian climate: strong and long-lasting.

    What does the house price include, and what is extra?

    It includes the complete structure assembled: walls, floor, roof and ceiling, with insulation and the electrical and plumbing first fix (outlets and routes prepared). Quoted separately: final finishes — skimming, plastering and paint — the definitive electrical and water installation, the kitchen, sanitary ware, foundations, transport and the exterior joinery: you choose the windows and doors to your budget and taste — from basic PVC to floor-to-ceiling aluminium sliders — and we fit them. We keep them separate because every plot, every distance and every client asks for something different, so you only pay for what you need.

    Which areas of the Canary Islands do you cover?

    We work across all the Canary Islands: Tenerife, Gran Canaria, Lanzarote, Fuerteventura, La Palma, La Gomera and El Hierro. For orders of five units or more we also ship internationally.

    Do I need a building permit for a prefab house?

    Yes. In the Canary Islands a building permit is required for permanent prefab houses. We advise you on all the technical documentation and help you through the municipal permit process.
